在收集賣房時要花費多少錢 正好agent提供樣本參考 資料如下:

ps $15,000/$300,000 = 5% according to website ILL agent fee 5-6% but some lower such as one chinese agent 4.5%(declared 2.5% give to buyer agent) or

REX-type 2.5% (buyer has to pay their agent, i would say many buyers won't happy about it) with uncertain other fee to pay because 1% for listing agent, 1.5% for REX agent who help seller go thru as traditional agent but not cover such as escrow, title, inspections, etc. These costs are outside seller agent fees whether you work with REX or any other broker.

the net price : $300,000 -$24,239.6 - $21,000= $254,760.4 if agent provides correctly.

our case in mar 2013 we as buyer paied following:

seller paied agent commission $3900 + $3600(buyer agent)=$7500

Title charges:lender's title insurance $562.5 ; seller paied title services $50

closing(settlement) fee seller paied $437.5 (underwriter's(attorney) portion $437.5)

owner's title insurance(buyer paied) $1250 which include lender's title insurance $100, agent's portion $912.5

government recording and transfer charges: buyer paied recording fee $50(deed $50)

transfer taxes:

seller paied county tax stamps $75(deed)

seller paied state tax stamps $150(deed)

seller paied state regulatory fee $3

seller paied city tax stamps $0

buyer paid attorney fee $150

seller paied survey $300

seller paied home warranty $450

reimbursement of water bill $137.39

so we paied closing fee $2212.5; seller paied $8202.89 house selling price $150,000
ps the house is estate sale (the couple died and no kid be allowed to inherit the house, that maybe reduce some fees for seller agent.)
